Provide technical expertise and perform the activities of the Mechanical & HVAC Maintenance at ADNOC owned properties including Residential and VIP villas and other owned, leased properties within Abu Dhabi City and Ruwais City in order to achieve highest operational efficiency and long functional life. Contribute in the implementation of Energy and Quality Management System as per the guidelines and method statement and continual monitoring.
Job Specific Accountabilities (Part 1)
Operation and Maintenance Services • Supervise/ inspect work executed by staff/contractors to ensure that user's complaints are promptly attended to and work is carried out in accordance with specifications and professional standards. Includes investigating complaints of serious nature, rendering professional guidance and instructions to staff/contractors and ensuring non-occurrence of complaints of high magnitude. • Arrange for detailed inspection of buildings/villas/office premises with the aid of engineering check-lists; estimates details of work and cost required for their maintenance and submits recommendations to Senior A/C & Mechanical Maintenance Engineer. • Participate / evaluate performance standards of all contractors engaged on mechanical maintenance works on all specified matters and give overall ratings for Line management information. • Plan annual requirements of equipment and spares and provide guidance and support to materials and stores personnel in the planning/procurement of spares. Prepare stock/non-stock items, monitor and ensure their timely availability and carry out inspection before acceptance of materials. • Review contractors' quotations for petty works and recommends approval of rates. Check contractors' invoices for payment and submits recommendations for necessary action. • Participate/ arrange and conduct meetings with consultants and suppliers to evaluate pre-design information/data for usage. Prepares design, specifications, Scope of Work, drawings, calculations and all necessary documentation for projects of various sizes. Issue tender documents, evaluate tenders, jointly certifies awards and subsequently manages projects. • Participate / prepare annual capital and operating budgets. Participate in monitoring expenditures and prepare variance analysis for line management information. • Implement quality management systems as per the documented procedures. Monitor and identify non-conformities and follow with contractor for remedial actions for NCR and measures their performances. • Implement PPM plan, PPM Checklists, Method statements and Risk assessment processes in O&M services. • Participate in the review & selection process of SSPs/Sub-contractors for Service Providers and approval process of Manpower for Service Providers. • Participate in conducting Contractor's Performance Evaluations. Review Monthly Progress reports & Payment certificates from Service Providers. • Prepare feasibility reports, engineering drawings and cost estimates for additions, alterations, expansion, modification of all Mechanical systems in accordance with company policy, manufacturer's specifications and best engineering practices. • Provide technical advice in layouts, propose instructions for correct operations and installations, prepare/ advise on drawings/sketches/reports; propose improvements and developments of operations in multi-disciplinary engineering services; provide technical proposals on replacement of obsolete equipment and upgrading of existing engineering installations; etc. • Prepare monthly/weekly/daily activity reports by the Supervisors. Includes highlighting activities/areas for improvement propose recommendations regarding overall condition of buildings, Mechanical equipment and level of maintenance service provide
Job Specific Accountabilities (Part 2)
• Assist in preparing the consolidated annual (Capital and Operational) Mechanical maintenance budgets and exercises budgetary Monitor over approved budgets. Monitor & monitor contractor expenditure on monthly basis and ensure expenditures are within approved budget. Refurbishment/Minor Modification works (Mechanical Maintenance related) • Assist/ liaise with the Project team within the division regarding mechanical systems in various ongoing and upcoming ADNOC projects undertaken by them until completion of projects and taking over by Maintenance Department. • Coordinate and assist in conducting meetings with consultants and suppliers and participate in evaluating pre-design information/data for usage. Prepare design, specifications, and scope of work, drawings, calculations and all necessary documentation for projects of various sizes. • Prepare technical specifications and scope of works to enable Procurement Services Division to develop contracts and issue tenders for annual/long term maintenance/installation requirements and in developing the maintenance requirement of new properties that are being handed over to Mechanical maintenance section. • Implement Quality Management System via Method Statements, Risk Assessments, ITP, MIR, WIR, PTW, Material Submittals and Document Transmittals for Modification and minor project by service providers. Energy Saving • Contribute and implement Energy management system for Mechanical systems as per the guidelines and method statement and continual monitoring of energy management action plans and Monitors its implementation. • Coordinate Energy auditing and risk assessment survey for ADNOC properties and its group of companies and academic institutions. • Review the submission of HVAC equipment performance in order to take the necessary action ensuring that all the equipment is performing as per the manufacturer requirements • Prepare operation plan for different Mechanical systems in all location falling under the Section in order to optimize the Energy consumption • Ensure that all LEED O&M requirements are implemented during the operation and modification works in ADNOC HQ. Civil Projects and Engineering Service Coordination (Mechanical Maintenance related) • Review various documents received from Civil Project unit such as concept design reports, Material submittals shop drawings, Testing &Commissioning procedures, Asset register, As-built drawings, O&M Manuals etc. and provide necessary feedback/comments. • Coordinate and participate in Factory acceptance test (FAT) T&C, Training, Snagging and De snagging of all ongoing and upcoming projects with CPU and Ensure smooth handing and taking over process and monitor Mechanical Supervisors are also following the same. Safety • Contribute to the operational efficiency, productivity and profitability of the organization by reducing accident, damage and financial loss. • Liaise with HSE Section and contribute in the evaluation of department related activities to identify hazards or risks and implements any necessary mitigation measures to ensure provision and maintenance of health and safe conditions. • Comply with ADNOC accountability framework requirements and ensure compliance with 100% HSE culture.

Supervision • Plan, supervise and coordinate all activities in the assigned area to meet functional objectives. • Train and develop the assigned staff on relevant skills to enable them to become proficient on the job and deliver the respective section objectives. Budgets • Provide input for preparation of the Department/ Section budgets and assist in the implementation of the approved Budget and work plans to deliver Section objectives. • Investigate and highlight any significant variances to support effective performance and cost control. Policies, Systems, Processes & Procedures • Implement approved Department / Section policies, processes, systems, standards and procedures in order to support execution of the Department / Section's work programs in line with Company and International standards. • Comply with all applicable legislation and legal regulations. Performance Management • Contribute to the achievement of the approved Performance Objectives for the Department / Section in line with the Company Performance framework. Innovation and Continuous Improvement • Design and implement new tools and techniques to improve the quality and efficiency of operational processes. • Identify improvements in internal processes against best practices in pursuit of greater efficiency in line with ISO standards in order to define intelligent solutions for issues confronting the function. Health, Safety, Environment (HSE) and Sustainability • Comply with relevant HSE policies, procedures & controls and applicable legislation and sustainability guidelines in line with international standards, best practices and ADNOC Code of Practices Reports • Provide inputs to prepare Section MIS and progress reports for Company Management
